The house really needs to be viewed to be appreciated. It was built in 1921 but completely remodeled in the early 1990s, The quality of the fittings, particularly the one-off carpentry, is exceptional. For example there are over 20 custom made yellow pine windowsills. There is decorative coving and cornices in many of the rooms. The original internal doors have been retained and these were dipped and stripped back to bare wood during the 1990s renovation.
The house is situated on a quiet lane within a Welsh Assembly designated “Special Landscape Area”.
Carmarthenshire has some of the lowest crime statistics in UK – house and car insurance rates are rock bottom!

OUTSIDE
The house stands on a quiet lane, much of which is single track – there is very little through traffic. To the front of the house there is a low level stone and slate wall, behind which is a flower bed approx 58’ x 8’ . Behind this is a tarmacadamed crescent drive with room to park 6 or so cars. A detached garage (20’ x 16’) with adjoining workshop (15’ x 12’) is also accessed from the front of the property. In front of the cottage annexe there is a garden area with a magnolia tree and a pond. There are 7’ rendered walls adjoining both the cottage and main house with side doors giving access to the back garden.
All of the planted areas to the front and one side of the house have been covered with welsh blue stone chipping to minimise maintenance.
There is a paved and walled patio of approx 20’ x 15’ outside the Sun Room. This area gives 180° uninterrupted views across meadows to the river Teifi below and the unspoilt Teifi valley.
The back garden is landscaped and terraced with large quantities of slate having been used to form paths and rockeries. There are a huge variety of shrubs and plants including rhododendrons and azaleas. There are two lawned areas at different levels – it takes about 30 mins to mow them both.
At the cottage end of the garden is a 13’ x 11’ cedar greenhouse (with electric light and power points) which is close to a 35’ x 30’ vegetable plot. Vegetables are grown in raised beds. This end of the garden is screened by high beech hedges.
Council Tax: Band G, currently £1930/year
Services: Mains electricity and water, private cesspit (eco friendly does not require emptying). 1800 litre heating oil tank.
Security: The house has a fully functional burglar alarm system triggered by sensors throughout the main house and cottage. There is also a wall mounted “panic button” in the master bedroom which also triggers the alarm. In addition there are 4 x 500W floodlights around the outside of the house beneath the roof guttering which are movement activated.
